Institutional investment logic. Applied to Dubai Real Estate.

My career began in institutional investment in 2009. Over the following decade, I held roles that gave me a perspective on capital allocation that very few real estate professionals possess: I have managed investment portfolios at the institutional level, advised governments on investment policy, and led the strategic planning of an entirely new city.

As a Minister of Investment in a Russian federal region, I was responsible for attracting and structuring foreign and domestic capital flows into the regional economy. That role required me to understand not just individual deals, but the macro forces that drive capital allocation decisions at scale.

The new city master plan project was perhaps the most formative experience of my career. Building a city from a blank canvas — designing the economic logic, the infrastructure sequencing, the land use strategy — gave me a systems-level understanding of how real estate value is created over time.

I brought all of that to Dubai in 2022. After working with biggest brokerages and achieving highest sales performance in Provident Real Estate I founded KM|Capital. My clients are not buying homes. They are allocating capital. The difference in how I approach every conversation, every analysis, and every recommendation reflects that distinction.
